Understanding Shanghai Rental Terms and Costs
Confirm every amount for the specific property
The advertised monthly rent is only one part of comparing homes. Ask the landlord or agent to explain the deposit, payment schedule, utilities, building or service charges, and any other agreed amounts. Confirm who pays each item, when it is due and how it is calculated. Arrangements vary, so do not assume a standard formula applies to every tenancy.
Review what the lease says
Check the parties, property address, lease start and end dates, rent, payment dates, deposit handling, included furniture and appliances, maintenance responsibilities, access arrangements and conditions for changes or early termination. If an agreed point is important, ask for it to appear in the written agreement or an attached inventory.
Keep a clear record
Before move-in, document the home’s condition and any existing issues with the other party. Keep copies of the agreement, inventory, payment receipts and written communications. Clarify how to report maintenance issues and whom to contact if a problem arises.
Questions to ask before signing
- What exact amounts are due, to whom and on which dates?
- Which utilities and services are included, and which are billed separately?
- What furniture and appliances stay in the home?
- Who handles repairs and how should issues be reported?
- What move-in, building-access or facility rules apply?
- Are all agreed changes reflected in the final written documents?
Read the final agreement carefully and seek qualified advice if you need legal interpretation. This guide is general information and does not replace advice about your particular contract.
