Before the viewing

  • Confirm the exact address, unit, time and access arrangements.
  • Ask whether the home is still available and the advertised rent is current.
  • Bring a list of essential requirements and questions.
  • Consider visiting at a time when you can assess the street and building environment.

Inside the apartment

  • Check room layout, storage, doors, windows and natural light.
  • With permission, test taps, showers, toilets, air conditioning and appliances.
  • Look for visible signs of leaks, damp, unusual odors or damage.
  • Confirm which furniture, appliances and fixtures will remain.
  • Ask how maintenance issues are reported and handled.

In the building and neighborhood

  • Check entry access, lifts, shared spaces, rubbish arrangements and building management.
  • Ask which facilities are available, their hours, rules and any separate charges.
  • Review nearby daily services and the route to work or school.
  • Note noise, construction or other conditions you notice during the visit.

Before making a decision

Confirm the rent, deposit, payment schedule, utilities, other charges, lease dates, included items and maintenance responsibilities in writing. Record existing condition issues and agree how they will be documented. Do not rely on verbal assumptions about what the agreement includes.
